Restoration of an iconic 1945 Art Deco train station along with the addition of two levels of retail built above the existing railway tracks with a rooftop park and lifestyle area.

Designcorp International led the comprehensive restoration design and adaptive reuse of the historically significant Central do Brasil station in Rio de Janeiro. The project entailed preserving the 1945 Art Deco building while designing and integrating two levels of new retail over the existing tracks. Additional programming included creating a dynamic rooftop park and lifestyle terrace to activate public engagement with the site.

SOLUTIONS

The refurbishment design retained and highlighted the station’s Art Deco heritage while carefully inserting contemporary retail structures atop the live railway environment. Innovative engineering allowed seamless construction above active tracks without disrupting rail services. The added rooftop park and lifestyle zone bring vibrant public space and community amenities, breathing new life into a historic transport hub.

Tietê Plaza is a LEED Silver-certified shopping and entertainment centre in São Paulo. Spanning three levels, it features over 200 stores, a Cinemark cinema, diverse dining, and 2,200 covered parking spaces—offering a complete retail experience in the heart of São Paulo’s Pirituba district.

SCOPE

The project involved the design and delivery of a 37,000 m², three‑level suburban shopping centre in Pirituba, São Paulo. Tietê Plaza includes over 200 retail outlets, a diverse food court and restaurant lineup (with chains like Outback and Johnny Rockets), a seven-screen Cinemark cinema (including XD and D‑BOX rooms), an amusement park, pet-friendly services, and covered parking for 2,189 vehicles.

SOLUTIONS

Opening in December 2013, Tietê Plaza was developed to serve a growing suburban catchment with a modern mall experience. It achieved LEED Silver certification through sustainable practices in its core and shell design. The centre’s layout enhances shopper flow across three floors, integrating a challenging cinema complex and entertainment amenities. Strategically positioned on Avenida Raimundo Pereira de Magalhães with direct access to Marginal Tietê, it includes a spacious 2,200‑vehicle covered garage to support high visitor volumes and ease connectivity.
